The Crown Palm Hills Delivery Timeline: What’s Ready Now, What’s Still Coming

The Crown is one of Palm Hills Developments’ most ambitious West Cairo projects — an elevated, 190-feddan villa community in 6th of October’s Eastern Extension — and its rollout has happened in stages rather than all at once. Here’s what’s already open, what’s still under construction, and what that split means if you’re buying resale rather than off-plan.

A Hilltop Community Built in Phases

The Crown sits on raised terrain in the Eastern Extension of 6th of October, designed by architect Shehab Mazhar around roughly 658 villas, townhouses and twin houses ranging from 204 to 456 sqm, finished core and shell. Palm Hills has delivered the project through multiple phases rather than a single handover: early phases — including the community’s own school — have been open for years, while later phases are still finishing out toward a full completion date developers have listed as December 2026.

What’s Already Open

King’s School Egypt, developed with UK-based Inspired Education Group, has operated inside The Crown since 2022, teaching students from pre-Kindergarten through Year 12 — a strong signal that the surrounding infrastructure (roads, utilities, security) has been functioning for several years in that part of the compound. A number of resale listings across The Crown are already marked as ready to move, meaning current owners have settled in and the homes are livable today, not just on paper.

What’s Still Coming

Not everything is finished. Palm Hills has continued building out later phases of The Crown, with a full-project completion target of December 2026 for the remaining villas, townhouses and twin houses, plus shared amenities like the Crown Central mall and a golf course designed by Jack Nicklaus. Buyers looking at units in these newer phases should expect some ongoing construction noise and traffic nearby over the next year or so, even if the specific unit they’re buying is already complete.

Why This Matters for Resale Buyers

Because The Crown didn’t deliver all at once, resale inventory spans a wide range of “how finished is the neighborhood around this house” — from mature phases with an established school and years of residents, to newer clusters still filling in around them. Before buying, ask specifically which phase a listing sits in and how far along the surrounding blocks are, not just whether the individual unit itself is move-in ready.
