Here’s what’s confirmed about the project’s phased handover schedule, and what it means before you sign on a resale unit.
A Multi-Phase, Multi-Year Rollout
Mountain View iCity October spans roughly 500 acres in the heart of 6th of October City, developed by Mountain View Developments, which was founded in 2005. Unlike a single-phase compound, iCity has been released in stages over several years rather than handed over all at once. Early releases in the project have been delivering since around 2021, and for newer off-plan phases, Mountain View’s own structure typically ties handover to roughly four to four-and-a-half years from the contract date — a longer runway than some of the core-and-shell Palm Hills releases nearby.
What’s Ready Now
The sections launched earliest in iCity October — built around the project’s original lagoon and clubhouse areas — have the longest track record and the highest share of delivered, often already-finished-and-occupied units. That’s where most of today’s resale inventory sits, since a unit generally needs to have already changed hands at least once before it shows up on the resale market.
What’s Still Under Construction
More recently launched sections are still working through their build schedule. Lagoon Beach Park 2 October is one of the newer releases, offering villas from roughly 115 to 240 sqm, and the “Park the Lake” phase — a 70-acre stretch built around 11 water features, encompassing apartments, iVillas, townhouses, and villas from about 117 to 380 sqm — represents a later wave of the master plan still moving toward handover. Club Park, with two- and three-bedroom apartments, is another phase still working through construction. As with any large multi-phase project, a resale unit’s actual completion status depends on which release it belongs to, not on the project’s overall age.
What This Means for Resale Buyers
Because iCity October has been selling and building in phases since the early 2020s, resale listings can range from fully finished, move-in-ready homes in the earliest sections to units still tied to a developer handover date years out in newer phases like Lagoon Beach Park 2 or Park the Lake. Always confirm the specific phase and unit’s handover certificate or current construction status with the seller directly — the project’s overall track record doesn’t guarantee that any individual unit is ready today.
