Resale Site-Visit Checklist for Palm Hills Compounds: What to Check Before You Decide

A viewing is your best chance to learn what a listing photo cannot show. In a large West Cairo compound, two units with the same floor plan can feel very different once you stand inside them, so it pays to arrive with a plan. This site-visit checklist for resale buyers in the Palm Hills communities covers what to look at, what to ask and what to photograph before you decide.

Check the Unit Itself

Start inside. Look at the condition of the walls, ceilings, floors and joinery, and open every window, door and cupboard. Note whether the unit is delivered with full finishing, semi-finishing or as a shell, because the finishing level shapes both the asking price and your budget after purchase. Run the taps, flush the toilets and test the lights and sockets where power is connected.

Look at the Floor, Orientation and View

Floor level, direction and outlook change daily life more than most buyers expect. Stand at each window and note what you actually see: green areas, a road, another building or an open plot. Ask whether anything is planned nearby that could change the view later, and compare what you see with the compound master plan rather than relying on the seller’s description.

Walk the Building and the Surroundings

Step outside the unit and inspect the entrance, staircase, lift where there is one, and parking. Walk to the nearest green space, shops and club or amenity area, and notice how long the walk takes. Visit at a different time of day if you can, since traffic, noise and activity at the weekend can look very different from a quiet weekday morning. Our guide to which Palm Hills compounds are already delivered helps you judge how built-out an area really is.

Ask About Services and Running Costs

Ask the seller or the neighbours what the service or maintenance charges include and how they are paid. Find out how utilities are connected, whether gas is available, and how security and waste collection work. These recurring costs belong in your budget next to the purchase price, and they feed into the rent-versus-buy maths we cover in our West Cairo rental yields article.

Ask Why the Owner Is Selling

A friendly, direct question about the reason for selling is often revealing. Owners relocate, upgrade or simply need to release capital, and none of those is a problem. What you want to notice is hesitation about the unit’s status, the payment record or the paperwork. If something is unclear, ask for it to be put in writing and check it before you continue.

Photograph and Take Notes

Take photos of the meters, the finishing details, any marks or damage and the view from each room. Write down measurements of rooms where furniture will go. If you view several units, a short side-by-side list of pros, cons and asking price keeps your decision based on facts, not on the last unit you saw.

Verify Before You Commit

A good viewing is only the first step. Before you pay anything, confirm the ownership and payment records, the transfer procedure with the developer and the full cost of closing, covered in our guide to resale closing costs in Egypt. This article is general information, not legal advice.
