Bamboo Palm Hills Unit Types Explained: Villas, Twin Houses, Townhouses and Penthouses

Bamboo is one of the smaller, more low-density enclaves in Palm Hills’ 6th of October portfolio, and its mix of homes is easy to misread from a distance. This guide explains the unit types you are likely to see in the resale market, the size ranges reported by listing portals, and what to check before you make an offer.

A Low-Density Villa Enclave

Bamboo is developed by Palm Hills Developments and is reached via the 26th of July Corridor and the Dahshur Link Road. One listing portal describes a compound of about 150,000 square meters with roughly 100,000 of that given over to green space and around 150 residential units in total. That scale is what gives Bamboo its quiet, garden-heavy character. For background, see our Bamboo buyer’s guide.

Standalone Villas

Standalone villas are the largest homes in the compound, with reported built-up areas ranging from roughly 343 to 749 square meters. Four-bedroom layouts appear in portal listings. They suit large families or buyers who want maximum privacy and garden space, and they sit at the top of the price range.

Twin Houses

Twin houses share one wall with a neighbor and are reported at roughly 352 to 551 square meters. Listings show three- and four-bedroom configurations, including versions with private gardens. They are often the middle ground between villa prestige and a more manageable price.

Townhouses

Townhouses are reported in the range of about 339 to 389 square meters on one portal, with three bedrooms typical. Another listing shows a smaller townhouse with around 222 square meters of built-up area on a 253 square meter plot, so sizes vary by phase and model. Always confirm built-up area, land area and roof area against the contract documents rather than the advert.

Penthouses

Penthouses are the smallest homes on offer, reported at roughly 160 to 350 square meters, usually with three bedrooms. They appeal to buyers who want a lock-and-leave home with a terrace but fewer maintenance duties than a villa.

How to Compare Them

Price per square meter, plot orientation, garden size and finishing level matter more than the unit label. Start with our Bamboo price guide, and weigh ownership costs using the rent vs. buy comparison. Because size figures differ between sources, verify everything on site.
