O West, developed by Orascom Development on El Wahat Road, covers around 1,000 acres with more than 19,000 units planned across its residential typologies — smaller in land area, but still one of the largest single projects in West Cairo.

Amenities & Infrastructure

Badya’s community infrastructure centers on the Palm Hills Sports Club (85+ acres), Badya University and multiple international schools built into the master plan, and The Core commercial hub. O West is built around a dedicated commercial district, a roughly 35-acre sports club, its own international schools and university, and a specialized hospital — a slightly heavier built-in healthcare offering than Badya currently has on-site.

Delivery Stage & Resale Market

This is the biggest practical difference for buyers right now: Badya has been handing over units since 2023, with Phase I and II fully delivered and occupied — see our full Badya delivery timeline — which means there’s an established, inspectable resale market with finished units, mature landscaping, and known service-charge history. O West is a newer master plan still earlier in its own delivery curve, so its resale market is thinner for now, with more of its inventory still off-plan.

Which One Fits You

If ready-to-move or near-term-delivery units, an established resale market, and a lower-risk purchase matter more than being early into a newer master plan, Badya is currently the stronger fit. If a dedicated on-site hospital and a slightly more compact, commercially-anchored layout are the priority and a longer wait is acceptable, O West is worth comparing directly — both are legitimate options within the same 6th of October corridor rather than one being a clear step down from the other.
