How Resale Financing Differs From Developer Payment Plans
Developer payment plans are essentially interest-free credit extended by the compound’s developer, tied to a specific unit still under construction or recently delivered. That plan cannot be transferred to a new buyer once the original owner puts the unit up for resale in most cases, and any remaining developer installments are typically settled or renegotiated as part of the resale transaction. A resale buyer is instead choosing between two paths: paying the agreed price in cash, or approaching a licensed Egyptian bank for a standalone real estate mortgage secured against the property.

Some banks, including CIB and NBK, also lend to non-Egyptians who hold valid residency and a local bank account, which matters for the share of Palm Hills buyers purchasing from abroad.
Cash Deals Still Dominate Palm Hills Resale
